Village B2 Master Plan Update

Proposed changes to Village B2:

  • The Village B2 updates being proposed to the 1988 master plan are specific to that area. The map on the left shows the approved zonings for Village B2 from the 1988 master plan—including seven different types of land uses. 


The map on the right shows the proposed revised land uses based on changes in city zoning and proposed uses—primarily four land uses:

  • Residential Medium Density
  • Elementary School
  • Parks and Open Space
  • Commercial


The update to Village B2 includes a slight reduction in density and the addition of active adult housing—both allowing for an adjustment to the future Elementary School and park space. Both of these adjustments are being coordinated with the city and District 49. 


If at any point densities increase or the active adult housing is changed, both the park and school dedications will be accordingly adjusted.

School Site in Village B2:

Oakwood continually works with the D49 school district to meet its dedication requirements for future schools.

  • The 1988 master plan called for two schools on 14 acres. The master plan update has shifted to one school on 12 acres. 
  • Proposed changes in the planned schools are being coordinated with District 49 and are related to the inclusion of active adult housing that does not add school age children. 
  • Oakwood is obligated to provide additional school sites based on District 49 needs.
  • The elementary school site in Village A is ready and waiting to be transferred to District 49 ownership.


Commercial Development in Village B2:

The 1988 master plan included two retail sites and one neighborhood retail site on 16.4 acres.

  • Master plan update shifts the commercial site to 9.2 acres.
  • The land for the Commercial Site is not owned by Oakwood Homes.
  • The property is expected to include neighborhood service-oriented businesses such as retail stores, dry cleaners and other similar businesses.
