The Oakwood Homes portion of Banning Lewis Ranch includes eight villages that are in varying stages of development. As the master developer, Oakwood is responsible for funding and providing both public improvements—roads, sidewalks, parks and other infrastructure—as well as building some of the residential properties, along with other homebuilders.
Villages 1, 2 and 3 are primarily residential with single-family detached homes.
- Construction of required public infrastructure and improvements is complete in Villages 1 and 2.
- Village 3 is nearly entirely constructed (homes and public infrastructure) with only two remaining filings.
Villages A, B1, B2, C and D include residential, mixed uses, commercial, parks and other uses allowed by the master plan and city codes and zoning.
- The master plan amendment for Village A was approved by the City in 2021 and is partially under development, with the first homes currently being built. Remaining areas of Village A are in the more detailed development plan and plat processes as contemplated by the approved master plan and concept plans.
- Likewise, Oakwood proposed a master plan amendment and concept plan for Village B1 in 2020. Construction of required public infrastructure and improvements is now complete in Village B1.
- Oakwood will be submitting a combined master plan update for Villages B2, C and D to provide the community a comprehensive guide to the remaining development of Oakwood's portion of Banning Lewis Ranch.
Banning Lewis Ranch development includes major roadway networks that will benefit local residents as well as the city and region as a whole.
- Dublin Boulevard has been connected to the Banning Lewis Parkway intersection.
- Banning Lewis Parkway is constructed through the Oakwood portion of the BLR corridor.
- One piece that continues to be a concern for residents, but is outside of Oakwood’s direct control, is the section of Banning Lewis Parkway connecting to Woodmen Road.
- Oakwood has been working with Norwood Development Group—the developer of the area north of Villages 2, B1 and B2—to get a more certain timeline on that work.
- According to Norwood, “the anticipated completion of this construction, culminating in the opening of the intersection at Woodmen and Banning Lewis Parkway, is expected by the end of 2024 barring any unforeseen weather or construction complications.”
- Oakwood will work to keep the community updated on the progress to ensure this critical roadway is completed.
